Responsibilities |
- Find pre-foreclosure prospects
- Analyze pre-foreclosure prospects
- Manage the homeowner's expectations.
- Manage the Realtor's expectations, if the property is
listed.
- Collect the paperwork.
- Submit the paperwork.
- Determine initial offer, max offer, and target sales
price for property.
- Get comparables to send in with deal.
- Input repairs / renovations into Realeflow (Hammerpoint)
- Meet the BPO / appraisal agent and influence the outcome
with the appropriate variables.
- Deliver any required evidence that supports offers to
lender. (Ex: pictures, repair estimate, comps,
liens, etc.)
- Be available for closing

- Submit short sale package to lender.
- Handle all communication with the lender.
- Send all faxes to the lender.
- Request for a BPO.
- Review the offer and schedule BPOs for the property.
- Compile required docs for BPO & deliver to Investor.
- Negotiate with the lender using our proven techniques.
- Negotiate any junior liens.
- Note all activity in the online tracking system.
- Get an approval letter.
- Coordinate closing
- Provide Transactional Funding

The Membership Fee is a life
time membership. We offer a 30 day money back guarantee on the
Membership Fee. If you are dissatisfied or cancel for any
reason during the first 30 days, the Membership Fee will be
refunded.
From the time of payment for all short sale submissions
you will have a 30 day grace period to cancel the short sale
submission. During this grace period you will be
credited the cost of the submission for your next short sale
submission. After the 30 day grace period no short sale
submissions will be credited.
